How much could you save working from The Wirral?
We recently welcomed a new tenant to one of our offices at Liscard Business Centre. The reason for his move from Liverpool to Wirral happened once lockdown started in March. Ben had an office in Liverpool city centre that he used 2 or 3 times each week. The other days he was in London seeing clients. Ben would travel to Liverpool by car and although he had done this for a number of years, the journey was always a problem with gridlocked streets and a bumper to bumper crawl through the Wallasey tunnel.
Like many others, he accepted this as a cost of working in Liverpool; until lockdown arrived and he started doing that same journey with empty streets. He realised his journey could be a 10-minute breeze instead of 30 minutes of stress and noticed what a positive impact the shorter commute had on his working day and his sense of wellbeing. Intrigued by this, he decided to explore the idea of ditching the commute by moving his business to Wirral.
Ben has since calculated the full costs of his Liverpool base.
• Travel time each way in traffic 30 minutes
• Car park charges £6 per day plus a 7-minute walk to his office
• Tunnel fees at £2 per day as a local resident with a fast tag pass
• Petrol – call it £4 per day
• At work 3 times per week
• Cost of his office including service charges £800 per month
His total cost for commuting to Liverpool for 3 days a week were £144 per month plus £800 office costs.
Ben has now taken a smaller office at Liscard Business Centre costing just £300 per month including 100Mbs broadband, on a leased line. Reliable, superfast internet is now a top priority for his business, as all of his meetings have moved to Zoom or Teams. Ben has embraced the latest technology and his business is in a stronger position now than before the lockdown. Like many, he now says that during the day he can achieve more one to one meetings online than were possible only a few months ago.
Ben moved his office to Liscard to save time and travel stress. He achieved both aims, but what he didn’t fully appreciate when reassessing his office location were the cost savings he would also enjoy. He no longer pays car parking charges or tunnel fees and has saved 40 minutes of travel time each day. In fact, some days he even cycles to work, which is also improving his health.
He is now almost £7,500 per year better off. He is happier in himself and more productive using online meetings. His only regret is he didn’t think of moving his office to Wirral sooner!
